Home Inspection vs Appraisal in NC: What’s the Difference?
Inspection checks condition; appraisal checks value. Here’s how each works in NC and what buyers should do if issues come up.
A home inspection evaluates the home’s condition and helps you decide on repairs or credits. An appraisal confirms the home’s value for the lender. They do different jobs, and both can affect the deal.
Inspection: Condition and Negotiation
A home inspection is about condition, not value. It tells you what’s working, what’s not, and what needs attention — and that information becomes the basis for any repair requests or credit negotiations with the seller.
Appraisal: Value
An appraisal is a separate process focused entirely on confirming the home’s value for the lender. If it comes in low, there are still options: we can problem-solve through a price adjustment, renegotiation, or other paths depending on how the contract is written.
Triangle-Specific Note
Appraisals can get tricky when inventory is tight or when a home’s upgrades are more subjective in value. Having the right strategy going in matters just as much as the number that comes back.
