Who Pays HOA Fees When You Sell a Home in North Carolina?
By default under NC Form 2-T, the seller pays for HOA disclosure and resale paperwork, the closing letter and record updates; the buyer pays lender-required, working-capital, membership and covenant-compliance charges. Closing-letter fees are capped at $200 plus up to $100 to expedite.
